Holiday Inn Renovation

In July of 2017, Gunldach Champion was hired by HJ Larson and Associates to be the Construction Manager of their Holiday Inn Hotel Renovation. Construction on the 191 room hotel began in September of 2017. The project was to be completed over the course of 17 months and done in 5 individual phases while the hotel was still occupied with staff and guests.

The entire exterior shell of the building was removed and replaced with steel studs, dense glass and Exterior Insulation Finish System (EIFS). The interior load bearing walls remained in place and new drywall and vinyl wall coverings were installed on them. Every guest room, guest bathroom, hallway and stair well were stripped down to the bearing walls and refinished. The guest bathrooms had all the bathtubs, toilets and sinks removed and replaced with new. All guest room furniture, appliances, TV’s, artwork and beds were replaced with new. 

The contractors had to work closely with the staff to coordinate shut downs of water and electricity so the new systems could be turned on with disrupting the hotel guests. The front entrance and drive through canopy were completely removed and a new canopy and front entrance was constructed. The front desk was temporally relocated during construction so the hotel could stay operational while the lobby and staff offices were renovated.

This Holiday Inn is a full service Hotel that has a restaurant, bar, conference rooms and meeting rooms available to their guests. This was also part of the renovation. The bar was moved into the restaurant and the dining room was redesigned to fit the new bar in the existing space. The entire dining room was renovated and brought up to todays building codes. The restaurant and bar are used to cater to weddings that are held in the beautiful South Courtyard of the hotel. The renovation for these areas was planned around the busy summer wedding season.
