Flansburgh Architects studied nine separate options for Holbrook Public Schools. After long and careful consideration, the Town of Holbrook selected an “all-district” PreK-12 solution to consolidate all three deteriorating existing schools into one new facility. This single-phase construction project reduced disruption to students during construction, resolved the issue of three antiquated schools, and satisfied 21st century learning goals.

The new 217,353 square-foot, two-story building serves the 1,095 students in the district. The school houses two cafeterias and a 320-seat auditorium, as well as two larger gymnasiums with divisible basketball courts and 500-seat bleachers, new baseball and softball fields, and a new synthetic turf multi-purpose field, and running track for both school and community use.

Grades PreK-5 are completely separated from grades 6-12; each section of the school has its own entrance, administration, and facilities. Spaces include larger classrooms, new media centers, and science labs that conform to 21st century education standards. Also included are dedicated art, music, band, computer labs, special education spaces, and a STEAM commons to enhance the learning process by thinking creatively.

The new design features numerous “green” elements that will improve operational efficiency of the school, such as occupancy sensors for lighting, an energy efficient displacement air system, and a building-wide energy management system. There is also improved student safety with new building security, access control, fire alarm, and fire suppression systems.

The project utilized the CM-at-Risk project delivery method focusing on logistics with traffic, an occupied existing school on site, and schedule. Flansburgh Architects managed three earlier bid packages (site, steel, & masonry) and the final bid package to release the project six months before schedule. This is the first PreK-12 school project funded by the Massachusetts School Building Authority (MSBA) in the Commonwealth.
