Clearwater Gas System Facility Redevelopment

Clearwater Gas System is situated right at the edge of the Clearwater Downtown District and bordered by the Pinellas Trail. The former Clearwater Gas System facility at 400 N. Myrtle Avenue was home for more than 50 years, but the outdated building was scheduled to be demolished to make way for additional parking.

Long & Associates Architects/Engineers, Inc. was tasked with redevelopment of the site that consolidated Clearwater Gas System operations and allowed for future expansion. During design, the project team met with Clearwater Gas System administration and staff in a series of interviews, interactive workshops, and review meetings to develop, assess, and refine the basis and approach for this project.
The team also met with city staff and the owner’s Environmental Consultant to review land development regulations, planning, and permitting issues related to this site. Given the adjacency of the Pinellas Trail, the site was designed to provide a buffer with landscaping and buildings from the industrial aspects of their operation. Phasing was also incorporated during the design and construction of the site to keep the 100-employee business operational for the length of construction.
The focal point of the design is a new three-story 41,645-square-foot administrative office facility that is designed to withstand CAT 5 hurricane force winds. This is located prominently on the site with a double-height public entry/lobby that is visible from the street.
The design also includes several natural gas features that range from furniture to the gas-fired chillers the mechanical system operates on. The third floor houses an event terrace that overlooks the site, with views back toward downtown Clearwater. The site also houses 11,177 square feet of ancillary support space, for a total square footage of 52,822. This design aims to provide a facility that will serve Clearwater Gas System another 50 years on this site.
