This project is a best-of-class example of an adaptive re-use redevelopment. A 105,000-square-foot former Sam’s Club retail warehouse building was converted into a 164,000-square-foot call operations center for Consumer Cellular, a leading telecommunications tenant. The 61,000-square-foot second floor addition to the existing 105,000-square-foot building footprint was organized to maintain a two-story perimeter height volume at the perimeter edge of the building. Along a center spine all public office, training room functions, and new bathrooms cores were consolidated to buffer the more acoustically sensitive needs of the call center stations located in four quadrants adjacent to the central spine.

This 16,000-square-foot library features meeting spaces and abundant technological resources to help everyone succeed in their endeavors. The library also offers computer classes, job labs, gaming, and homework help sessions. Built at an (adjusted) cost of $721.61 per square foot, it’s also a quiet escape from a noisy chaotic world, where patrons can focus, relax, investigate, learn, or just read.

Built at an (adjusted) cost of $146.87 per square foot, this 31,785-square-foot worship center is a pre-engineered metal building system, arranged in two articulated masses: the larger is for the worship center and the smaller is for the children’s center. The worship center portion includes an 876-seat worship room with fellowship space and a café. A sound and lighting booth is included on the floor of the worship room. A video control booth is located on a mezzanine level at the back of the space. The children’s center features a 200 seat worship space and 12 Sunday school classrooms for grades K-6. Four nursery rooms are also included for day care during services.

This article compares and contrasts two specialty care clinics completed within a year and a half of each other for Texas Children’s Hospital. Texas Children’s Bellaire Specialty Care offers services in otolaryngology, orthopedics, X-ray, and audiology. Within the 11,850 square feet, there are 12 standard Exam Rooms, two Radiology Rooms, a cast room, and five specialty rooms for audiology including two sound booths, and a hearing aid fitting room. Austin Specialty Care consists of build-out of a 23,000-square-foot floor of a new office building (excluding the core), with minor work on 2,000 square-feet of an adjacent floor in preparation for future work.

The Multi-Modal Transit Facility serves as the center of operations for the Public Transit Systems, a rural bus system for Parker and Palo Pinto Counties in central Texas. Built at an (adjusted) cost of $218.93 per square foot, this 14,785-square-foot structure features administration space, call and dispatch centers, bus driver locker rooms and exercise areas, community/training room with full kitchen, bus maintenance administration, bus service bays, parts storage, a drive-thru bus washing system, and support areas.
