LEGALLY SPEAKING:
Project Documentation in 2013:
Having a Plan in Place for Success

In last month’s article, we talked about some of the Lessons on Today’s Technology-Driven Construction Project. As we enter the new year, you
may make resolutions about how to better organize your projects, better streamline your estimating procedure, or better prepare for disputes. Let’s
face it…no one likes disputes! However, there are going to be certain rules that must be followed to either prove your claim or defend the lawsuit. In
the construction industry, it is important to be familiar with the plans and specifications. However, it is equally important to document events that occur
during construction and their impact on the means and methods, schedule and cost on an on-going basis.

Nowhere to Hide: BIM Makes Inroads From Preconstruction to Facilities Management
There have been many technological advancements in the construction industry over the past few years that have helped construction companies streamline and facilitate their processes. One of these is the use of building information modeling, or BIM, to analyze construction projects in ways that were not possible in the past. Once used exclusively by design firms, BIM is now a process that construction companies are embracing as a way to deliver projects faster and on budget and owners are using to design and operate their buildings.

A New Kind of Ribbon Cutting Radius Track Completes Work On Architectural “Garland” At Edmonton International Airport
Pilots and passengers landing at Canada’s Edmonton International Airport will be treated to an architectural achievement not normally granted to utilitarian buildings. Set to open in the start of 2013, EMI’s new air traffic tower will be decked out in metal ribbon. Challenged to create a building that would add dramatic flare to the EIA arrival and departure experience, architects designed a structure that is whimsical and eye-catching, and also cleverly integrates sustainable design. The tower’s sculptured form recalls the windswept pastoral region around the Capital Region.

Hybri-Flex® by Dur-A-Flex® Creates Warm and Inviting Atmosphere at New Animal Shelter
The Gloucester-Mathews Humane Society has been serving the Virginia counties of Gloucester and Mathews since 1912 and is one of the oldest continuously operated animal shelters in America. With most of its funding coming from fundraising efforts, the Gloucester, Virginia organization constructed a new facility to better serve the area’s needs. An important goal for the new facility was to create an attractive and warm atmosphere to encourage pet adoption and to provide a sense of comfort to those having to surrender a pet. The flooring option was critical to completing the look.

DCD Cost Trends
Construction Cost Trends for 2013

We are pleased to say that we are still seeing a consistent upward movement in the construction industry. Private construction, the major component of the industry, is up at all levels with few exceptions. Housing is gaining, led by apartments and condos. Publicly traded home builder’s stock price increases are the envy of Wall Street. The Fed will be keeping interest rates low for the next two years which can only help the recovering single home industry. Troubled mortgages are now being dealt with and seem to have been priced into the market of existing home sales. WE MAY BE TURNING THE CORNER! Construction costs continue to slow, led down by the price of steel, and are up collectively only 1-2% for the year.

The DCD Tenant Build-Out Square Foot Cost Guide
Design Cost Data™ magazine includes a Building Sq. Ft. Cost Guide in each issue. These square foot cost guides have been assembled from projects in our database, the DCD Archives™ online at DCD.COM. These guides are provided to the industry by DCD as a benchmark for future building costs.
DCD is based on the philosophy that actual buildings, when coupled with up-to-date cost indices, are the most reliable basis for future building costs. The buildings appearing in this guide reflect square foot costs that have been escalated to February 2013 and targeted to a historical location factor of 1 (escalate these projects and more online at www.dcd.com/subscriber login).
