LEGALLY SPEAKING:
From PDFs to IPD to BIM:
Lessons on Today’s Technology-Driven Construction Project

With today’s technologies, the construction project is being performed quicker, more efficiently, less costly and even safer than ever before. Whether you are now using email to communicate with your project team, whether you have implemented building information modeling (“BIM”) into the design and construction process, or whether you have gone entirely paperless with PDF drawings and contract documents, there are a few lessons to keep in mind to ensure success when using new technologies.

Deep Energy Retrofit Profile: Castle Square Apartments on Track to Reduce Energy by 73%
Located in the vibrant community of the South End of Boston, Castle Square Apartments, built in the 1960s and a product of urban renewal, resembled many such affordable housing developments built during that time across the country: brick with concrete infill, no insulation in the walls and minimal insulation on the roof.
Being 50+ plus years old, Castle Square was scheduled for renovation in 2009. The renovation would include updating the heating and cooling systems, hot water, install new windows and roof, and updating the kitchens and baths. Federal Low Income Housing Tax Credits were available for the renovation.

DCD Cost Trends
Construction Cost Trends for 2012

We are now seeing a slow and consistent upward movement in the construction industry. Private construction, the major component of the industry is up at all levels with the exception of hotels. Housing is on the up-tick led by apartments and condos. There are even signs that single family homes are on the move. The lending institutions and the government are still reluctant to write down troubled mortgages and until they do we won’t see healthy growth. Some state court systems are also adding to the troubled housing industry with antiquated foreclosure laws and this is why we are seeing a spotty recovery nationally. The stimulus is sputtering and public works will not carry the day. Commercial construction is helping, but without a strong housing industry we are going to have a long wait. Construction costs are slowing but are up 2-2.5% for the year, with labor now outstripping material (2.5% labor vs. 1.5% material).

The DCD LEED® & Sustainable Square Foot Cost Guide
Design Cost Data™ magazine includes a Building Sq. Ft. Cost Guide in each issue. These square foot cost guides have been assembled from projects in our database, the DCD Archives™ online at DCD.COM. These guides are provided to the industry by DCD as a benchmark for future building costs.
DCD is based on the philosophy that actual buildings, when coupled with up-to-date cost indices, are the most reliable basis for future building costs. The buildings appearing in this guide reflect square foot costs that have been escalated to August 2012 and targeted to a historical location factor of 1 (escalate these projects and more online at www.dcd.com/subscriber login).
