LEGALLY SPEAKING:
Green Building Codes Around the Globe.

No doubt you have heard about LEED®, Green Globes and Energy Star green standards in the United States. There are also state and regional standards such as California’s CALGreen Code and Green Built™ Texas. Recently, the American Society of Heating, Refrigerating and Air-Conditioning Engineers (ASHRAE), the U.S. Green Building Council (USGBC) and the Illuminating Engineering Society (IES) joined efforts to develop and release the International Green Construction Code (IGCC). The IGCC was developed to apply to traditional and high-performance buildings that are consistent and coordinated with the international family of codes and standards. The IGCC is applicable to the construction of buildings, structures and systems, including alterations and additions.

The Green Decision
The widely accepted implementation of the United States Leadership in Energy and Environmental Design® (LEED®) guidelines for the building construction industry has introduced a new decision-making matrix for stakeholders in the building construction process. This matrix represents the selection of products that meet the requirements of LEED design, as well as products that create opportunities for LEED credit contribution.

Shrinkage-Compensating Concrete Makes New High-Tech 10-Story Warehouse a Reality
Only the sky appears to be the limit for Orlando-based Nephron Pharmaceuticals Corp. The generic respiratory medicine company is nearing completion of a new fast-track (humorously referred to as “blast-track” at the jobsite) addition to their existing 30,750-square-foot precast double-tee warehouse. The addition has a new 14,900-square-foot low bay warehouse for typical warehouse operations and a new 210,000-square-foot high bay warehouse with an Automated Storage and Retrieval System (ASRS) structure that will house millions of vials of medicine. What do these two different warehouses require in terms of height? The low bay has a typical clearance height of 30 feet but the high bay is 115 feet tall, which is a remarkable 10 stories. Most warehouses are only two to three stories tall, but this ASRS warehouse needs the height to function at its best.

DCD Cost Trends
Construction Cost Trends for 2012

Things are stabilizing. The worst may be over. Total construction is still down (2-3%), with most segments up or down slightly, though a few segments are still in double digit decline (hotels and churches). Material costs seem to be inching up to the 3-5% range, with the exception of lumber which is 3% below last year at this time. Housing construction was down ever-so–slightly and now seems to be looking at some sort of stabilization and eventual recovery, with a slight increase in starts for January. The foreclosure situation has moderated and some hope for the overall market is seen. The decline in the commercial sector has abated to the 2-3% range and new contracts are on the horizon. Public construction spending is now down more than private construction with declines in the 5 to 7% range. Look for a year of a soft but stabilizing construction market.

The DCD Medical Square Foot Cost Guide
Design Cost Data™ magazine includes a Building Sq. Ft. Cost Guide in each issue. These square foot cost guides have been assembled from projects in our database, the DCD Archives online at DCD.COM. These guides are provided to the industry by DCD as a benchmark for future building costs.
DCD is based on the philosophy that actual buildings, when coupled with up-to-date cost indices, are the most reliable basis for future building costs. The buildings appearing in this guide reflect square foot costs that have been escalated to April 2012 and targeted to a historical location factor of 1 (escalate these projects and more online at www.dcd.com/subscriber login).
