Korte & Luitjohan Contractors, Inc., was retained by Illinois American Water Company (IAW) to provide design-build services for its new office and distribution center in Lincoln, IL. Previously IAW had rented space in various locations for its office and distribution needs; however, with this new construction, office and all distribution requirements are combined in a convenient, single building, with the added benefit of eliminating monthly rental payments.

Korte & Luitjohan began construction on the 8,974-square-foot masonry, wood and steel building in October 2013. The 3,238-square-foot office space serves primarily as a customer service area, while also providing training/conference rooms. The remaining square footage serves as an open span warehouse, which is used to store supplies, receive deliveries and provide for indoor storage of trucks and equipment in a controlled, dry environment, which enhances maintenance efficiencies and reduces overall equipment downtime. Natural light provided by the skylights reduces lighting costs without compromising insulating efficiencies.

Despite weather conditions negatively impacting the project schedule, substantial completion was achieved on April 1, 2014.
