So what does a developer/owner do when your big box retailer, K-Mart, vacates 87,000 plus square feet in your retail center located in the heart of Pensacola's retail district?

You establish the creative goal of not only "filling the space", yet improving the retail diversity and quality of the center.

Thus via diligent and immediate efforts and with an innovative development plan K-Mart's departure not only resulted in replacement retailers, yet resulted in the introduction of new retail players in the Pensacola market:

Marshalls, Discount Shoe Warehouse (DSW), The Fresh Market, Ulta Beauty

Joining the recent additions of: Florida Blue, Five Guys, PetCo and Graphicom (Pensacola's Apple Specialist), this Shopping Center enters 2013 100% leased and poised to remain among Pensacola's premier retail centers.

Rather than settle with the new tenants (and to assist in landing these new retailers) the Owner opted to renovate the entire center from Jersey Mike's to Kirklands. A complex undertaking, placing four new retailers while maintaining service for the remaining 161,000-plus square feet of operations.

The replacement of a big box retailer with four individual retailers created tremendous utility and service opportunities. Compounded by a restricted "rear" service drive thus over 11,000 square feet of the existing building was removed to accommodate service and utilities for the
new tenants.

Each new tenant brings prototypical service and utility criteria.

This Final Site Plan offers an opportunity to view the implementation of the service and utility challenges identified. Each of the four tenants offered unique challenges. Stores 2, 3 and 4 are provided with new recessed truck docks and store 3 includes a compactor area, boxed storage and exterior grease interceptor located in the area previously occupied by the K-Mart building.

With coordinated efforts each tenant was provided new metered utilities including fire main, domestic water, electrical, telephone and sanitary sewer.

The original 24-foot rear service drive contained only the sanitary sewer. Within this 24-foot drive all new utilities were designed and installed including new sub surface storm water collection for the recessed truck docks as well as the building drainage, paralleling the existing sanitary and the new service utilities. The final "impervious area" is actually reduced from pre-construction totals.

Rather than totally demolish the existing K-mart structure the Owner opted to utilize the structural chassis, modifying as noted for the "rear service areas" and to reconstruct the storefronts and provide new individual entrance canopies.

Success, oft defined as the achievement of something planned or attempted. Thus this redevelopment was and is a success. The "hole" created by previous tenant departure was creatively filled with the creation of 75,840 square feet of NEW retail space. The entire center has been re-imaged. There are no vacant spaces.

Project Scope

  • Replace vacated 87,000 square feet tenant space with four tenant spaces totaling 75,840 square feet. The 11,552 square feet of demolished space was converted to exterior "rear" service areas.
  • The costs included are for the Landlords shell only, including facade renovation to remaining stores, new site lighting, and new parking lot seal coat and striping.
  • The four new tenants were each responsible for their respective interior build-outs.
