Mockingbird Terrace Condominiums is located on a rugged four-acre
hillside site overlooking the scenic Mockingbird Valley area of
Louisville, Kentucky. Major efforts were directed towards creating a
design solution, which would blend with the existing homes of the valley
while offering spectacular views of the surrounding area.
The development consists of two buildings of containing twenty-five
residential condominiums on five floors, secured underground parking for
fifty cars and a small fitness room.
The building massing was designed to create a lodge-like feeling with
comfortable residential details and off-sets.
The main lobby and hallways utilize custom designed tiger wood veneer
panels. Several of these panels conceal mechanical areas and refuse
chute doors. These door panels operate with concealed hinges and
openers. All spaces have 10-foot ceiling heights. One 350 FPM traction
elevator serves freight as well as residential traffic.
The exterior is primarily EIFS on the first and top floors and Nichia
Cement Fiber Panels on floors two through five. Each unit has a balcony
with built-in planter boxes.
The foundations are spread footings anchored into rock and reinforced
concrete basement walls. Exterior decks and basement concrete contain
Kryton admixture for waterproofing. The floor systems include four-inch
concrete and metal deck over bar joist and joist girders with steel
columns and brace frames. Exterior and partition walls are metal
studding.
The windows and doors are high performance Andersen clad double hung.
The mechanical system is a high-efficiency heat pump with each
condominium home having individual control of the unit's comfort level.
The bathrooms include low-flow dual flush fixtures and kitchen
appliances are Energy Star® rated.
Exterior walls are 6-inch blown wet cellulose and 2-inch rigid EPS over
sheathing. The attic is rated at R50 and the walls are rated R25. The
project is designed to LEED® guidelines and has been submitted for
certification.
