Dorman's Lighting & Design has been in business since 1941 in the
Baltimore area. When the Owner, Stan Dorman was faced with a significant
increase in his lease renewal, he considered renovating and adding on to
an investment property that had recently been vacated on the busy York
Road corridor north of Towson, Maryland. Through a referral of a close
contractor friend, Stan commissioned Architectural Design Works, Inc. (ADW)
to help with the transformation of the existing dated structure into a
modern, technologically advanced lighting showroom and warehouse.
ADW started with analyzing the site and its ability to accommodate
parking for Dorman's staff and clientele. To analyze infrastructure, ADW
recommended Richardson Engineering to finesse the storm water management
and utilities on the tight sloping site. The collaboration afforded an
8,864 square foot addition to the existing 4,219 square foot structure
with basement, and 36 on-site parking spaces. To maximize this, storm
water was managed underground.
This smart growth, adaptive reuse afforded Dorman's 4,753 square feet of
new lighting showroom, 1,260 square feet of administration offices and
7,261 square feet of warehouse for shipping and receiving space. The
existing and new addition was "re-skinned" using a water managed
exterior insulation finish system with accentuated cornice and banding
as well as multiple complementary colors. The new roofing throughout is
an energy efficient white EPDM membrane. New high efficiency roof top
HVAC units were also installed to improve energy efficiency as well as
ISO 95 + GL flat and tapered polyiso foam insulation.
Inside, Dorman's team created a warm "homey" feeling utilizing fireplace
surrounds and furniture to display their available artwork and
accessories. Also they incorporated indoor landscape features to show
off landscape lighting. Rich dark paint colors were chosen to create a
soothing showroom and sales environment. Since Dorman's grand opening,
loyal customers have showered staff with warm complements on Dorman's
new lighting and design center.
