The Landmark Professional Building is a unique project, originally
designed strictly as office space, it evolved into a mixed-use facility
incorporating full service banquet facilities and premium office space.
A picturesque garden transforms this property into the perfect place to
get married or the location for a truly unique corporate retreat while
also accommodating the requirements of professional space.
The first floor contains four office suites and a full service dental
practice. Seven office suites occupy the second floor. The third floor
houses a dramatic reception hall and the support spaces necessary for
catering a large event along with a distinctive wood-paneled smoking
lounge and a luxurious private office for the owner. The separate garden
building consists of a catering kitchen, restrooms and dressing
facilities; all the necessities for an al-fresco occasion (not included
in this case study). The ample parking provides plenty of access to the
building for everyone.
Through utilizing the entire site, a peaceful retreat has been
established. The meandering paths through the luxurious old world style
garden and reflecting pond make for a truly memorable experience. The
integration of the elegant French chateau style building with the
landscaped garden provides a seamless backdrop for a once in a lifetime
event or company function. There are numerous locations throughout the
property providing excellent photo opportunities: always an important
consideration for a special occasion parties.
Taking into account the proximity of two major highways, the orientation
and design of the site provides a visual and sound barrier from the
road. This effectively controls the view into the landscaped courtyards
and garden, provides privacy by screening the property from the
neighboring lots and roads, and manages the sound considerations of the
site maintaining the atmosphere of a retreat.
This mixed-use development allows for constant and controlled use. The
professional spaces benefit from the outstanding views, proximity to
transportation routes, and controlled access to the property. The
special occasion functions do not interfere with activities in the
professional spaces during the standard work week while benefiting from
the exclusive atmosphere and extensive support spaces. The diversity of
the property provides the best possible return on investment for the
owner by expanding the times the property is in use.
By taking a romantic approach to the form of an office building,
allowing the functions to expand, and utilizing the entire site, a truly
unique project was developed. Bringing together the goals of the owner,
the vision of the architect, and the expertise of the landscape
designer, this project embodies the value of a team approach to building
a successful project.
