Architectural Design Works, Inc. (ADW) was selected over two competing
firms, by a group of investors for a signature new office condominium
project. ADW showed the investors how to increase their potential square
footage of their building by 33%, by elevating the structure over the
parking field on their 2.45 acre site; which had been acquired from
Federal Express as surplus land to their White Marsh Distribution
facility. ADW was able to maximize building square footage to 43,025
square feet for the 2 floors of business space and 20,798 square feet of
under building parking (from 30,000, their competitors’ projected
assessment), while providing 197 parking spaces with a ratio of 50%
professional office and 50% Medical Office parking requirements by
Baltimore County. 67 spaces are covered by the structure above. With a
“Left Over” area of the site, ADW created an elevated conferencing
pavilion which provided an area for a covered outdoor “courtyard”. The
common conferencing amenity can be utilized by the condominium owners
and eliminated the need for each suite to have a conference room. The
conferencing space is supported by a common restroom and well appointed
kitchenette.
The exterior of this two story professional center, over structured
parking is brick with exterior insulation finish system and “copper”
standing seam metal accents. The roof is an architectural grade asphalt
shingles, broken up with reverse gables and crowned by three stately
cupolas. The center cupola, or spire, towers 77 feet above beautiful
White Marsh and is capped by a sculpture of a Baltimore Raven. This
center cupola is designed to allow natural light to filter down into the
second floor rotunda and features a “portal” overlook down to the first
floor with decorative railing.
The interior lobby, corridors and rotundas are well appointed with
wainscoting, columns, archways and marble accents.
The office center has sold briskly and is nearing full occupancy. The
illuminated cupolas can be seen from Route 95 and serve as a beacon for
visitors coming to the White Marsh Professional Center. This new Class-A
Facility has already earned an award for Carnaggio Construction and
Architectural Design Works, Inc.
