In collaboration with Academic Privatization, Inc. and Harkins Builders, Probst-Mason designed Edgewood Commons, a private student apartment community on the Frostburg State University campus in Western Maryland.

The sloped site was an exciting challenge for the design team. Once the location of a lucrative coal mine, the geotechnical and structural teams faced the challenge of providing a stable foundation system for the four-story building that houses 404 bedroom units, a total of 107 suites. Though mostly four-bedroom suites are provided, some two-bedroom suites are incorporated into the design.

Each bedroom suite is provided with a spacious living room with bay windows, adequately sized bedrooms, a dining area, and kitchen facilities. Each unit is also equipped with a dishwasher, disposal, refrigerator, and clothes-washer and dryer. Each suite is wired for cable access; however, data connectors are wireless.

Each floor includes a student lounge and vending machine rooms. The first floor common area in the North wing has a spacious multi-purpose room with a wrap-around porch for interior and exterior functions, as well as fitness facilities and video/game rooms.

The building's U-shaped plan encloses a courtyard area with an attractive naturally-tiered amphitheater to be used for concerts, plays, and other various school functions.
