The Pierce family gave CTA Architects Engineers the opportunity to design a site to display and service the needs of their modular homes sales, recreational vehicle sales and leasing businesses together into one new and unique facility.
From that scope of work, CTA Architects Engineers designed a new 50,000-square-foot sales and service center building located on a 26-acre site off of a newly completed interstate highway interchange. The new building contains 10 service bays for repairing recreational vehicles and modular home units along with a designated paint and wash bay. The facility also houses four bays for drive through service write up and a 7,800-square-foot parts and display space for recreational vehicles and modular homes. There is approximately 6,200 square feet of interior sales space for displaying recreation vehicles year round in a controlled environment. The remainder of the new building houses 16 individual sales offices for RV and modular home sales along with offices for support staff, and space to accommodate future growth and expansion.
This new facility was designed to provide a unique and different means to display recreational vehicles and modular homes in a non-traditional manner. Typically, recreational vehicle and modular home sale lots appear as vast expanses of asphalt with units lined up in rows with little space between the units to allow customers easy viewing capability. The Pierce facility developed a customer friendly approach with a natural and realistic environment. The modular home display area involves a perimeter concrete foundation allowing units to have the appearance of a finished, installed home. The area includes landscaping for each unit complete with lawns, trees, planting beds and wood decks. A 10-foot wide concrete pathway encompasses the entire display area with accent lighting in front of each unit for night time viewing from the interstate highway. The display area can accommodate a total of 14 homes any given time with additional 10 to 12 units set up in the center without the full amenities.
The recreational vehicle area supports parking for up to 150 various sized units and provides 10 sites designed as a realistic campground setting complete with full electric and water hookups and fully developed landscaping. This allows the customer to gain a realistic feel of a rural camping environment and the operation of the unit.
Meeting the stringent budget requirements led to the decision of using a standard pre-engineered building system. With upgrades to the roof and wall panel system along with masonry up the first eight feet around the perimeter of the building, CTA was able to create a unique and visually significant design at a competitive cost of $60 a sq. ft. with the site work development cost running $1.50 sq. ft.
The end result is a state-of-the-art retail facility with improved operational capabilities and efficiencies for Pierce R.V. & Modular Homes that consolidates all of the businesses under one roof and site.
