Approached as a design-build project, Spring Valley Architects worked in cooperation with Bostleman Corporation and its subcontractors to design Maritz Marketing Research, Inc.'s (MMR) new 110,000-square-foot facility. Preliminary design began in July of 1998 and application for permits for the first of the building#s foundations began the first of January 1999.
With a November 1999 move-in date, construction began on a fast track schedule, before final design drawings were completed. Long lead items were identified and ordered as quickly as they could be specified and approved. The project was completed on time and rental costs were kept to projected figures in a successful team approach.
The 600-employee facility for MMR is the largest corporate office/warehouse space in what is the area's premier business park. Its red brick facades with arched entry pays homage to MMR's corporate campus in St. Louis, with its similar detailing. Nearly 18,600 square feet is used for warehouse space to store old survey data and other research records, retained per client requirements. Approximately 5,200 square feet of space is built on raised computer access flooring to accommodate the mammoth high-speed printer and computer equipment used in MMR's operations. Nearly 1,000 feet of cable were installed and almost four miles of data/telecommunications cabling were pulled through the two-story structure as part of MMR's high-speed computer network. The building is designed to accommodate the ever-evolving digital age requirements of a company ready for the shift from paper surveys to Internet responses.
Metal arches span across supports without requiring additional structure underneath. This allowed a clean uninterrupted vault to the arches visible from beneath as you enter the building. It gives the building its distinct appearance, visible from two major arterial routes. They also provide two large window portals unique to the structure. With a vast sea of workstations on the second floor a conscious effort was made to create two "non-territorial" lounge spaces which are used for impromptu and non-hierarchial interaction between staff and management.
