The Foothills Corporate Center is a two-story shell building located in the center of the 500 acre La Paloma planned community in Tucson, Arizona. It was the second phase of a two phase building development program.

Foothills corporate Center is located on the southwest side of the intersection of Sunrise Road and Campo Abierto. The La Paloma golf course, designed by Jack Nicklaus, is located immediately adjacent to the south side of the site, making this one of the most prominent locations for high quality office space in the area. The exterior of this two-story building reflects the same high quality construction already established in the La Paloma area, emphasizing views to the city, golf course and distant mountain ranges. The building features a territorial architecture with high quality finishes on both exterior and interior spaces. The residential areas of La Paloma are established, high-end family neighborhoods, all developed under strict architectural guidelines to endure high property values for all owners. Because CDG Architects designed the first home in La Paloma, the CDG team easily understood the design parameters necessary to meet these guidelines.

The project was a design build enterprise with a project team composed of Owner-Developer, contractor, Architect, Engineers, and Subcontractors. The process demanded very close interaction with all members of the project team with weekly meetings throughout each design phase to review costs, design progress, value engineering and project schedule. The project included native plant and low 
water maintenance landscaping, site walls, parking lots, site lighting, covered parking, and drainage improvements including retention and detention basins.

The construction process went very well due to the cooperation of the project team. The weekly meetings continued, ensuring that the project schedule was continually maintained, costs were always being evaluated, and any problems that surfaced were resolved in a timely manner. Foothills Corporate Center total approximately 42,000 square feet. Office tenants enjoy unparalleled views from the building to the south across the golf course to the city of Tucson below. Northern views are of the Catalina Mountains. There are no structures, existing or planned, that would obstruct the views in the future.

The floor sizes offer flexibility for a major tenant who desires to occupy an entire floor of for smaller, multi-tenant accommodations. Elevators, toilet rooms, mechanical rooms and stairs are arranged in a convenient core for both single and multi-tenant use. The ground floor design flexibility and the opportunity of direct entrance in ground level suites.

The placement of the building on the site was planned to enhance the function of its use. The building pads are flat and elevated above the adjoining streets, affording good visibility of the buildings form approaching autos. The office building's location on the site maximizes its identity from Sunrise Road and to enhances the view to the Catalina Mountains to the north and the City of Tucson and golf course 
to the south.

Foothills Corporate Center is currently 90 percent occupied. Current tenants include Dain Rauscher; Duffield, Young, Adamson & Alfred Attorneys; AT&T; IKON; State Farm Insurance; and the Law offices of Anson Lammers.
